Distrito de Ideas is envisioned as the premier innovation hub of Latin America, capitalizing on its prime location in the Núñez neighborhood of Buenos Aires, Argentina to bring together students, entrepreneurs, global tech companies and residents alike.
 
The site plan radiates outward from a central commercial square to several cultural buildings, with the bulk of the innovative office space to the south and a dense residential neighborhood concentrated on the quieter northern side. To the east, the site includes a 
large adaptive reuse makerspace, a student housing complex and several educational buildings to anchor the pedestrian bridge to Universidad de Buenos Aires. 

 

The district is planned to be an active, 24-hour neighborhood through its mix of uses and carefully planned pedestrian experience, which includes diverse types of retail and open space amenities. Distrito de Ideas will reopen this currently inaccessible site to the city with significant road and sidewalk infrastructure, as well as new public transit connections. 

 

Our extensive, semester-long market research and field work proved the desirability of the site. Extremely low vacancy rates and high prices in Núñez demonstrate the supply constriction and pent-up demand for office and residential space in the neighborhood. As a result, the market-rate office space and residential units at Distrito de Ideas proved to be extremely profitable in our feasibility studies (final unleveraged IRR of 16.2%), and  allowing the city to subsidize construction of several cultural and education spaces which will bring the neighborhood to life.

 
The diverse aspects of Distrito de Ideas are designed to fully embody its name, combining a platform for innovation, recreation and vitality, the perfect launching point for big ideas.
